The Latest Developments in NSW’s Agricultural Property Market

Mid-winter has emerged as an unexpectedly vibrant period for the New South Wales (NSW) property market, with several significant sales and new listings. This article highlights the latest market activities including high-value sales of major properties like Kalua and Tuwinga, as well as the upcoming auctions of Glen Alpine Station, Mandula, Berangwee, and Merriwee.

In recent weeks, the NSW agricultural property market has seen notable transactions and new opportunities for investors and farmers alike. Kalua, located in the Pallamallawa district, was recently sold for an impressive $13.6 million. This 809-hectare property, previously owned by the Jones family for 120 years, fetched a price of $16,811 per hectare, surpassing initial expectations of $12,500-$15,000 per hectare. The sale includes 597 hectares of barley and 155 hectares of faba beans, with the land known for its self-mulching clay soils suitable for both summer and winter crops. The property also features robust infrastructure, including a four-bedroom home, sheep yards, and grain storage facilities. Paul Kelly from Moree Real Estate facilitated the sale.

Following Kalua’s sale, Tamalie Farms acquired Tuwinga, a 2,287-hectare property on the Liverpool Plains for $17.3 million. This acquisition expands Tamalie Farms’ operations, which now includes a mix of cropping and cattle enterprises. The property is characterized by fertile black self-mulching soils and a variety of water sources including an 8.2-kilometer creek frontage and multiple bores. Elders agent Ben Green highlighted the property’s excellent drainage and versatile crop management conditions during the marketing campaign.

In addition to these sales, several significant properties are currently on the market. Glen Alpine Station, a historic 3,855-hectare mixed cropping and grazing property near Werris Creek, is listed for sale through expressions of interest. Known for its heavy black basalt soils and extensive infrastructure, Glen Alpine offers opportunities for a range of farming activities including wheat and oats cultivation. The sale will close on July 25, with agents Patrick Hurley from Rural Sales Australia and Simon Burke from Davidson Cameron and Co managing the sale.

Mandula and Berangwee, a 1,415-hectare grazing and farming aggregation near Upper Horton, will be auctioned on August 2. This property features diverse soil types and a strong focus on productivity and sustainability under the ownership of Charlie and Cloey Cordingley. The sale will provide opportunities for high-quality grazing and cropping operations.

Finally, Merriwee, a 1,751-hectare property in the central west plains of NSW, is also set for auction on August 2. Currently focused on cattle breeding and finishing as well as cereal cropping, Merriwee offers productive land with beneficial seasonal conditions. The property includes a range of infrastructure from a four-bedroom home to extensive grain storage facilities. Elders agent Richard Gemmell noted that the property is attracting significant local interest due to the current excellent seasonal conditions.

The NSW property market remains active and dynamic, offering numerous opportunities for investors and farmers looking to expand or diversify their operations.
