Large-Scale Agricultural Holdings for Sale in a Prime Grain Production Region
The Carpendale Portfolio, a prominent dryland cropping enterprise in Southern Queensland’s Border Rivers region, is now available for sale. This extensive agricultural asset, located on the northern side of the Macintyre River and 30 kilometers north of Goondiwindi, spans 13,740 hectares. The region benefits from an average annual rainfall of 578 mm, ideal for large-scale crop production.
The portfolio includes five non-contiguous holdings: Manus (2,525 ha), Tingan and Nomby (4,115 ha), Bendidee (2,576 ha), Carpendale (3,338 ha), and Mayfair (1,186 ha). The majority of the land features chocolate to brown self-mulching cracking clays, complemented by some lighter sandy soils. Approximately 89 percent of the land, or 12,259 hectares, is arable, making it highly suitable for diverse crop cultivation.
Carpendale is operated as a dryland cropping enterprise, focusing on wheat, canola, and barley during the winter months, and sorghum in the summer. The portfolio’s extensive land area supports high-yield production, with average yields of 2-4 tonnes per hectare for cereals, 1.5-2.5 tonnes per hectare for canola, and 3-5 tonnes per hectare for sorghum. Additionally, the land is well-suited for growing chickpeas and corn.
Significant investments have been made in land-class development over the past three years. This includes the leveling and enhancement of 1,611 hectares of melon hole-influenced cropping land and the conversion and leveling of 1,272 hectares of grazing and 482 hectares of shade-line country.
The grain-receival site is equipped with 175,000 tonnes of bunker storage and 6,230 tonnes of elevated silo storage, supported by an extensive transport and logistics fleet. Nomby also holds development approval for a 20,000 Standard Cattle Unit feedlot, with access to 120 megalitres of licensed Surat Hutton groundwater and 35 megalitres of Gubberamunda groundwater.
Additional infrastructure includes multiple residences and staff accommodations, a weighbridge, 2,710 tonnes of grain storage, and numerous sheds. The Carpendale Portfolio is being offered for sale by expressions of interest, with the closing date set for September 5.
