Rising Interest in Winter Crops and Pastures Drives Sales and Auctions in Key Regions
This month, the real estate market in north-west New South Wales is experiencing significant activity, fueled by thriving winter crops and pastures. The area’s excellent growing conditions are paving the way for a promising summer cropping season, resulting in increased interest in several key properties up for sale or auction.
In the Edgeroi district, Yungella and Wottamitta are attracting attention ahead of their scheduled auction on September 5. Phil and Lyn Firth are selling these neighboring mixed farms after 14 years, as they plan to semi-retire. Yungella spans 1040 hectares, while Wottamitta covers 420 hectares. Both properties are located on the eastern edge of the renowned Edgeroi farming plains, near the Nandewar Ranges. Paul Thomas of Nutrien Harcourts expects substantial local interest in these well-located farms.
Yungella features 497 hectares of winter and summer cropping country with myall black basalt soils, currently planted with wheat and chickpeas. The remaining land is prepared for cotton planting. Wottamitta, with its 275 hectares of arable brown loam soils, is utilized for cotton cultivation and has an additional 115 hectares of grazing land. Both properties are well-watered and equipped with substantial infrastructure, including homes, cattle yards, and grain storage.
Additionally, the market is seeing activity further north with Bahloo Station and Iona Station up for sale. Bahloo Station, a 12,769-hectare mixed-farming property located 26 km north-west of Coolabah, is listed for $3.8 million. It features 800 hectares of wheat and 240 hectares of oats, along with extensive infrastructure and water resources. Iona Station, with 2069 hectares near Girilambone, is well-suited for both sheep and cattle farming, including 1650 hectares of cultivation land.
Merriwee, situated in the Wingadee district, has already sold prior to auction to an out-of-district producer expanding his cattle operation. The 1751-hectare property, known for its productive grazing and farming capabilities, achieved a top-end sale price in the district.
The strong demand for these mixed-farming properties reflects the robust agricultural potential of north-west NSW. As the region continues to benefit from favorable conditions and growing interest, these sales and auctions highlight the dynamic nature of the local real estate market.
